Brgy. Cansomoroy, Balamban, Cebu · An AboitizLand community
257 hectares of rolling highland terrain, 49% preserved as greenery, and only 9 lots per hectare. Explore 34 currently listed residential lots from 488 sqm to 2,070 sqm in Foressa Mountain Town, Balamban.

Why Foressa
A large-format residential land offering inside West Cebu Estate, with the freedom to build your own home and choose the terrain that fits how you want to live.
Independent digital showroom. This site is operated by Ceboom Realty Ventures, a licensed Philippine brokerage. It is not the official Foressa Mountain Town website. Everything published here is transcribed from developer materials — the Foressa brochure updated July 2025 and the developer's inventory sheet. For anything beyond those documents, we ask the developer rather than estimate. Compare Foressa on CEBOOM.com.
Life at Foressa
Foressa is designed around the mountain rather than over it: open lawns, tree-lined roads, river features, broad views and places to gather. Tap any image to explore it in detail.
Mountain terrain is best understood on the ground. Walk the roads, see the slope and compare how different parts of the enclave feel before choosing a lot.

The project
A vast expanse of thrilling terrain, deep forest and soothing water features in the highlands, set inside a growing industrial estate in Balamban, Cebu. Foressa Mountain Town is a residential mountain estate where urban tastes are elevated with adventure and relaxation.
What makes it unusual is the density. 49% of the property is kept as lush greenery and only 9 lots are allocated per hectare — so the lot cuts here start where most Cebu subdivisions stop. Owners get access to a forest reserve and water features including a river and a creek.
Because it is lot-only, you are not buying someone else's floor plan. You buy the land, then build the house that suits how you actually live.

A grand, dynamic development
The 257 hectares are organised into phases that are deliberately distinct from one another. Selling today is the Light phase, in the northeast, split into Light A and Light B.
Light
· A and B
In the northeast, and the first part of the estate to see the sunrise. Light A is ready for turnover; Light B is now open.
Water
Designed around the rivers and creeks that run through this part of the property.
Earth
Rocky, mountainous terrain — the phase built for adventure.
Air
Sits on the highest elevation of the development, wrapped in cool mountain air.
Wood
Thick jungle vegetation and a distinctly arboreal character.
Residences · Light B lot types
Light B offers four residential lot types, each with a different position on the terrain and a different average lot cut. They are priced and sold separately — the type you choose changes the view, the frontage and the size of the plot you build on.

1,499 sqm
Average lot cut
For buyers prioritising maximum land area, mountain views and proximity to the river.
The largest lot cuts in the development.

800 sqm
Average lot cut
For buyers who value park frontage, pedestrian space and an extended garden area.
Lots that open onto a one-hectare park.

477 sqm
Average lot cut
For buyers drawn to elevation, varied terrain and long-range views in key areas.
Vantage views toward West Cebu Estate and the Tañon Strait.

540 sqm
Average lot cut
For buyers who prefer tree-lined road frontage and a comparatively smaller average cut.
Tree-lined roads front and back.
Why we do not tag each available lot with a lot type. The developer brochure describes the four types, and the inventory sheet lists the available lots — but neither document connects the two. Rather than guess which block belongs to which type, we show you both and let an advisor confirm the type for the specific lot you are considering.
Price & availability
Transcribed in full from the developer's inventory list — block, lot, street, area, total contract price and the separate transfer charge for every lot. The two enclaves are kept apart because they sell on different terms. Lot list confirmed current with CEBOOM on 29 August 2026.
Ready-for-occupancy lots in the first enclave. Every lot on the current sheet is priced at a flat ₱16,800 per square metre. All 6 Enclave A lots on the sheet are shown below.

Open the lot finder Request the full price list* Price per square metre is derived by dividing the developer's total contract price by the lot area. It is shown to help you compare lots and is not a developer-published rate. Total Contract Price (TCP) is inclusive of VAT, as printed on the developer sheet. Transfer charges are listed separately by the developer and are in addition to the TCP. Availability, pricing and payment terms change without notice and are subject to developer confirmation.

Pricing & payment context
Every lot on the developer sheet is sold lot only. The Total Contract Price shown is inclusive of VAT, and the transfer charge is listed by the developer in a separate column — it sits on top of the TCP, not inside it.
Enclave A lots are marked RFO. 1B – Lower lots are marked Regular Term. The sheet does not state reservation amounts, down payment percentages, equity periods or amortisation schedules — so this showroom does not state them either. We ask the developer for the current payment schedule against the specific lot you are considering and send it with your computation.
Never treat a reservation, equity or down payment figure as the price. If a computation quotes you a small monthly figure, ask what the total contract price is and what the transfer charge adds. We always show you both.

The wider estate
Foressa Mountain Town sits within West Cebu Estate, a 540-hectare PEZA-registered township with industrial, commercial and residential components. The estate is credited with helping turn Balamban into a first-class municipality now known as the shipping capital of the Philippines.
For buyers, that is the part worth weighing. A mountain lot with nothing around it is a holiday. A mountain lot beside a PEZA township with shipyards, industry and a growing service base is a long-term land position.

How buying works
A general guide to how a Philippine lot purchase usually proceeds. The exact requirements, amounts and documents for Foressa are confirmed by the developer against the specific lot you choose.
Use the lot finder to narrow by enclave, street, size and price. Note the block and lot number.
We check the lot against the developer's current inventory and send a computation showing the total contract price, the separate transfer charge and the available payment terms.
Walk the actual lot. On sloping terrain the difference between an uphill and a downhill cut is something you feel rather than read.
A reservation takes the lot off the market while the paperwork is prepared. The developer sets the amount and validity period.
Buyer requirements are submitted and the agreed payment schedule begins. Budget for the transfer charge and the usual taxes and registration fees.
On full payment the title is transferred to your name and the lot is turned over so you can begin construction under the estate's building guidelines.

Buyer questions
Foressa Mountain Town is in Brgy. Cansomoroy, Balamban, Cebu, in the Philippines. The estate sits on rolling mountain terrain within West Cebu Estate. The developer brochure lists Balamban District Hospital at 8 km, Toledo City at 22.8 km, Cebu IT Park at 39.1 km, Cebu City at 40.8 km and Mactan International Airport at 50.4 km.
The project is managed by Aboitiz Land, Inc. (AboitizLand) and is owned and developed by Cebu Industrial Park Developers, Inc. Aboitiz Land is a subsidiary of Aboitiz Equity Ventures, Inc. (AEV). The masterplanner is DPZ CoDesign of Miami, with Santos, Caguingin & Associates as local masterplanner and GreenStrat, Inc. on landscape and trails.
The development covers 257 hectares. Forty-nine per cent of the property is dedicated to lush greenery, and only nine lots are allocated per hectare — which is what gives the estate its low density and generous lot cuts.
It is a lot-only development. You buy the land and build your own home on it. Every record on the developer inventory sheet supplied to CEBOOM is marked “Lot Only”. The brochure describes residential lots offering custom, personal touches to one’s living space.
Light B offers four residential lot types. Riverside Ridge Lots average 1,499 sqm and are the most expansive in the development. Parkside Premium Lots average 800 sqm with roughly a 200 sqm garden extension and direct access to a one-hectare linear park. Hillside Lots include 770 sqm downhill cuts on the northern side with a 477 sqm average across the uphill and downhill mix. Avenue Lots average 540 sqm and are bounded front and rear by tree-lined roads.
On the developer inventory sheet held by CEBOOM, total contract prices for available lots run from ₱8,433,600 for a 502 sqm lot on Shale Street to ₱35,874,546 for a 2,070 sqm lot on Ivy Lane. All prices are inclusive of VAT. Enclave A lots are priced at a flat ₱16,800 per square metre; 1B – Lower lots work out between about ₱16,800 and ₱17,710 per square metre. Availability and pricing change without notice, so request a current computation before deciding.
No. The developer sheet lists a transfer charge in its own column, separate from the Total Contract Price. For example, the 732 sqm lot at Block 6 Lot 14 shows a TCP of ₱12,297,600 and a transfer charge of ₱549,000 on top. Budget for the transfer charge in addition to the TCP.
The developer sheet labels each lot either “RFO” or “Regular Term”, but it does not state reservation amounts, down payment percentages, equity periods or amortisation schedules. Rather than publish terms we cannot source, we ask the developer for the current payment schedule against the specific lot you are considering. Request a computation and we will send it with the terms attached.
The developer inventory sheet supplied to CEBOOM lists 34 available lots — six in Phase 1 Enclave A on RFO terms and 28 in Phase 1, 1B – Lower on regular terms. Lot sizes range from 488 sqm to 2,070 sqm. Inventory moves, so the list should be reconfirmed before you reserve.
On the current sheet, available lots sit on Shale Street and 24 Spring Street in Enclave A, and on Primrose Avenue, Sage Lane, Ellwood Street and Ivy Lane in 1B – Lower.
The July 2025 brochure states that Light A is ready for turnover and that Foressa Mountain Town has opened up Light B. The brochure also prints a required date of completion for Phase Light of December 31, 2023.
Asmara Foressa Bar and Restaurant is open, serving mountain dining with valley views. Foressa Lodge, the community’s main pavilion, is built. Diamond Park and Pool appears on the Light development plan. The brochure describes Foressa Town Center and additional casitas as still to come.
The masterplan is organised into named phases: Light (in the northeast, first to see the sunrise, and split into Light A and Light B), Water (designed around its rivers and creeks), Earth (rocky, mountainous adventure terrain), Air (on the highest elevation) and Wood (thick jungle vegetation).
The brochure prints HLURB LTS No. 31081 and DHSUD-R7-AA22/02-008 for Foressa Mountain Town, located at Brgy. Cansomoroy, Balamban, Cebu.
